Unfortunately, that isn’t necessarily always the case.

Even in a brand new home, there can be situations where an item is not in good working order, which can lead to unexpected expenses for the home owner…unless you are covered by a home warranty.

Before going out and purchasing a home warranty plan, though, be sure that you know which – if any – items may already be covered either by the builder and / or the manufacturer. For example, in some cases, builder’s warranties could provide coverage for one to ten years on various items.

Likewise, if the home has brand new appliances and systems (such as the HVAC), then it is probable that these will be covered for at least some period of time by their respective manufacturers.

Regardless of whether your home (and its related systems and appliances) are covered by a builder’s and / or manufacturer’s warranty, or by a warranty that you purchase separately, be sure that you read over all of the “fine print” before you move forward. This is because warranties can oftentimes be riddled with exclusions. And, most items won’t be covered if they are not regularly maintained by the homeowner and / or they experience more than the average wear and tear.
