What this means if you are planning to build

Separate the purchase decision from the building estimate. A useful feasibility review covers the survey, existing structures, trees, utility services and the space needed to get construction materials onto the site. The weekly perspective

What the figures show

Earlier commentary was edited October 30, 2026 for clearer buyer guidance. Original reporting dates and historical figures are retained; planning advice is editorial guidance, not a record of new research on those dates.

Use the new closing as a specific comparison

October recorded three single-family closings in Rose Isle / Beverly Shores, including one flagged as new construction. The completed November 2025-October 2026 period now contains two MLS-listed new-construction sales. The highest was $3,400,000; the sample remains too small for a median.

Three homes are active and three are pending on November 6, compared with four active and one pending on October 30. The active sample is too small to publish the share asking below original list price. Those inventory changes do not establish how many homes sold during the week.

For a purchase tied to a new build, compare the actual site with the finished properties rather than using the highest sale as a budget. Review existing structures, trees, utility services and construction access alongside the intended house, garage and outdoor spaces.

October 30, 2026 · Resolve the site questions early

Rose Isle / Beverly Shores had four active single-family homes and one pending on October 30. September recorded three closings, leaving too few sales for a monthly median.

For a property purchase tied to a build, resolve the site questions while the plan can still change. Put the survey, trees, utilities and construction access beside the proposed house and outdoor areas before committing to a total budget.

October 23, 2026 · Examine the scope behind a sale

Four single-family homes were active on October 23. The completed October 2025-September 2026 MLS-listed new-construction group contained one closing.

One finished home gives you a property to examine, not a neighborhood-wide pricing rule. Compare the house, outdoor features and site work with your own requirements, then develop a budget for that scope.

October 16, 2026 · Make the property review count

Rose Isle / Beverly Shores had four active single-family homes on October 16 and three September closings. That small sales group does not support a monthly median.

With a short list of homes to compare, look closely at how each property would accommodate your plan. Review the survey, existing structures, trees and access before relying on a broad building allowance.

Earlier commentary remains dated below each new update. Compare the dated inventory snapshots above separately from completed-month sales figures.

Methodology & data status

Source: Stellar MLS / Matrix aggregate export. Sold-price figures use completed calendar months; inventory uses its stated snapshot date. Partial November 2026 sales are excluded from completed-month comparisons and the line chart. Median price per heated square foot is the median of individual sale ratios. ADOM and CDOM are reported separately as supplied by MLS. Sample counts accompany each monthly figure.

These figures describe five saved reporting areas, which can differ from commonly used neighborhood boundaries. Original map screenshots retain the source attribution. Factual highest transactions are distinct from suppressed trend metrics. Inventory comparisons describe differences between the stated snapshot dates; they do not identify individual listing transitions or the number of sales between those dates.
